How to read these numbers
Challenge rate is the share of questions that pushed back, pressed for specifics or questioned management’s assumptions. It describes how questions were asked on the calls tracked here; it does not measure whether any view turned out to be right.
Rounding. Rates are rounded to whole percentages, so a small share can show as 0% even when some questions were challenging. The count beside each rate is exact; “none of N questions” means no question was challenging.
No questions recorded. “—” means there is nothing to calculate: no questions were recorded for that period on the calls tracked here. It does not mean there was no activity.
Fewer than 3 questions. A company-level rate is withheld when fewer than 3 questions were recorded for that company; the questions are still counted everywhere else.
Small samples. Profiles with fewer than 10 questions are marked Limited sample.
Reporting periods. Questions are grouped by the calendar quarter each company’s fiscal reporting period maps to, not by the date of the call. Periods without a calendar mapping are listed separately under their fiscal label.

Calendar 2025 Q3
could you just talk about what you're seeing, any differentiations between the demand factors for some of those mid-tier markets versus the larger markets
Show response
Tim clarified mid-tier markets like Charleston (best job growth market) still strong with huge demand drivers. Gap narrowing is driven by larger markets strengthening as they work through concessions and absorb supply, not mid-tier weakening. Dallas and Atlanta leading the larger-market improvement. Direct.
Do you see kind of the extending of supply just dragging out having more of an impact on some of the larger markets than you expected earlier this year?
Show response
Tim said supply expectations haven't changed materially. Weaker new lease pricing attributed more to softer job growth numbers and demand uncertainty than supply surprise. Absorption remains very strong, 5 quarters of increasing market occupancies, 300,000 apartments absorbed. Direct.

Calendar 2024 Q4
how much longer do you think the negative leverage will last, especially thinking about how much more there is to come in transactions
Show response
Campo argued historical snapback pattern supports aggressive growth underwriting for 2026-2027. Without NOI growth and lower rates, cap rates would need to rise.

Calendar 2026 Q2
how much CapEx we should expect over the near or medium term just based on the known move-outs and the leasing pipeline?
Show response
Management said second-generation capital is modest, roughly 10% for renewals and 20% to 25% for new leasing, in line with the last decade.
FRTFederal Realty Investment Trust1 question · 1 reporting period · 0 of 1 challenging
Calendar 2025 Q1
was there anything that kind of spurred this trend towards the larger centers? And then how long do you see this cycle maybe continuing as well?
Show response
CEO explained FRT has always favored larger centers for density potential. Current deals reflect 6-8 month lag. Seeking 30-60-90 days of tariff clarity before new underwriting commitments.
