How to read these numbers
Challenge rate is the share of questions that pushed back, pressed for specifics or questioned management’s assumptions. It describes how questions were asked on the calls tracked here; it does not measure whether any view turned out to be right.
Rounding. Rates are rounded to whole percentages, so a small share can show as 0% even when some questions were challenging. The count beside each rate is exact; “none of N questions” means no question was challenging.
No questions recorded. “—” means there is nothing to calculate: no questions were recorded for that period on the calls tracked here. It does not mean there was no activity.
Fewer than 3 questions. A company-level rate is withheld when fewer than 3 questions were recorded for that company; the questions are still counted everywhere else.
Small samples. Profiles with fewer than 10 questions are marked Limited sample.
Reporting periods. Questions are grouped by the calendar quarter each company’s fiscal reporting period maps to, not by the date of the call. Periods without a calendar mapping are listed separately under their fiscal label.

Calendar 2025 Q4
I was going to ask if you're able to share how much leasing capital you have committed but not spent yet
Show response
Mike didn't have the committed-but-unspent figure handy but said it's in the hundreds of millions disclosed in Qs and Ks. The $128/sq ft Q4 TI is a definite outlier; normal range is $85-$100+/sq ft. AFFO projections assume ~$100/sq ft going forward. Doug noted supplemental TI figures reflect backward-looking leases just reaching revenue recognition.
Calendar 2024 Q4
should we expect FAD and cash flow to be under pressure in the near term at least until you kind of stabilize the occupancy
Show response
Mike declined to project 2026-2027 FAD but expressed confidence in 2025. Noted cash flow from portfolio increasing due to free rent burning off, and TI expected to be only slightly higher than 2024.

Calendar 2025 Q3
would it be completely shocking if same-store revenue was not materially better than it was this year?
Show response
Campo acknowledged risks but noted less supply means less demand needed. Historic retention reduces need for new move-ins. Oden added Camden portfolio shows no increase in job-loss-related move-outs despite macro headlines. Demographic and market concentration provide resilience.
Calendar 2024 Q4
does this decision say more about Houston and DC or does it say more about, you know, a wide opportunity set across your markets
Show response
Oden emphasized it's about portfolio balance, not a negative view on DC/Houston. Three years ago those markets were problem children; now they're top performers.

Calendar 2025 Q2
are you seeing any changes in any of your markets in terms of local community starting to push back on new supply or raise barriers, so that may be the next supply wave whenever it comes, will be m...
Show response
Brad confirmed significant pushback in certain markets. Germantown (MAA HQ) has had a moratorium on multifamily. Mount Pleasant (Charleston) also had moratorium. Noted common misconception that Sunbelt projects take 6 months, reality is 1-2 years, with a Raleigh project taking 5 years. These constraints restrict future supply ramp-ups. Direct with good examples.
